Re-roofing Design and Construction Period Services
Orlando, Florida

Task 1 involved replacement of 14,000 sf of roofing with new modified bitumen membrane.  Task 2 involved 171,000 sf of roofing and also included 150,000 sf of repairs.  Task 3 involved the replacement of 155,000 sf of roofing with modified bitumen membrane, 130,000 sf of polyurethane foam roofing application, 157,000 sf of roof coating over existing roofing to prolong the lifespan and 81,000 sf of minor roof repairs.  Work included definition of scopes for Task 1, 2 and 3, and identification of areas for repairs only.

Preliminary phase involved coordination with structural engineer for load analysis and deck condition evaluation.  An interim review package was submitted.  For final design, Gale prepared documents (plans, details, and specifications), including MEP drawings to cover lightning protection, HVAC component upgrades, and electrical outlet and conduit relocation.  MEP design work was handled by SGM Engineering.  Roofing documents included structural data for permitting and Code compliance.

Task 1 involved the Central Energy Plant, and Task 2 involved most of the front low roof areas in Phases 3 and 4 and Task 3 involved the areas in 2 and 3.  During the permit phase, Gale signed and sealed plans for permit, and coordinated that of sub-consultants.  During construction, Gale managed field site visits schedule and report submittal, as well as attendance at job meetings on site; supervised review of submittals, answers to RFI’s, and field changes responding to concealed conditions.  At project conclusion, participation in substantial completion walk-through, punch list preparation, and closeout documents.
